Construction cost estimate (ghar banane ka kharcha)

A line-by-line budget at the rates you were quoted this week. Nothing is pre-filled with a price: cement, steel and labour rates change monthly, so phone two suppliers the same morning and type in what they said. Lines without a rate stay listed as not priced, and the figure is called a total only when every line has one.

The figures already filled in are an example. Replace them with your own measurements; the result updates as you type.

Covered area counts every floor plus porch, stairs and mumty. A marla is 225, 250 or 272.25 sq ft depending on the society, so check yours before converting.

These averages for ordinary brick houses have not been checked against completed Blackfire houses. Replace them with the figures from your builder’s BOQ if you have them. Leave steel blank to use 1.3 kg for one floor or 1.5 kg for more (the same as the plot-cost page).

Common questions

How much does it cost to build a 5 marla house?

It depends on the month you ask, the size of the house and the finish you want, which is why this page has no built-in rate. Fill in today’s quotes for every line and the page gives a total you can defend; until then it shows a priced subtotal and lists what is still missing.

What is included in a per-square-foot grey-structure rate?

Ask. Contractors’ per-sq-ft rates usually cover labour for excavation, brickwork, RCC, plaster and the basic plumbing/electrical rough-in, and exclude material, boundary walls, water and sewer connections, termite treatment and the overhead tank. Get the exclusions in writing.

Why does my plan area differ from the covered area?

Covered area counts every floor plus the porch, stairs and mumty; the House Builder’s room area counts rooms only. The “Use my house plan” button says which one it used, so you can adjust it.
